A requisition for registration is a preliminary step toward obtaining a land title for a property in Morocco.
The requisition number is obtained after purchasing a property. Before it is assigned, the notary verifies that the property is not in joint ownership (i.e., that it does not belong to multiple heirs or co-owners without an official division), which would make it unsellable. This requisition phase also allows: Officially delineating the property through cadastral surveying. Checking for any shared boundaries with neighboring properties.
The cadastre therefore assigns a unique "requisition number" valid throughout the country. At the end of the surveying procedures and after a possible two-month opposition period for potential heirs, it issues a land title number, which is final and indisputable. The land title also allows the owner to apply for a bank loan using the property as collateral. Today, titling procedures have been accelerated, making it possible to obtain a land title within one year. In practice, purchasing an untitled property owned by a European does not present a significant risk. Of course, we are here to ensure your protection.
